Terms of Use

These Terms of Use govern access to and use of RoomPanda, operated by RoomPanda. By using RoomPanda, the user agrees to these terms.

RoomPanda is a housing discovery and information service. Unless RoomPanda expressly states otherwise, it does not own, manage, lease, broker, inspect, verify, or guarantee any listing shown on the platform.

Service scope

RoomPanda helps users discover rooms, flatshares, studios, apartments, and related housing information in Brussels. Listings may be aggregated, summarized, filtered, enriched, or linked to third-party sources.

RoomPanda may change, suspend, limit, or discontinue any part of the service at any time, with or without notice.

Third-party listings

Listings displayed on RoomPanda may come from third parties. RoomPanda does not guarantee that any listing is accurate, complete, current, lawful, available, or suitable for a user's needs.

Users are responsible for independently verifying listing details, including price, location, availability, registration requirements, landlord identity, condition, and contractual terms before taking action.

No transaction or brokerage relationship

RoomPanda is not a party to rental agreements, deposits, payments, off-platform messaging, viewings, or move-in arrangements unless it expressly says so in writing. RoomPanda is also not acting as a real estate broker, agent, or property manager by default.

Any agreement between a user and a landlord, agent, listing source, or other third party is solely between those parties.

Acceptable use

Users may not misuse the service, interfere with platform operations, scrape RoomPanda without permission, submit unlawful or misleading information, infringe third-party rights, or use the platform in a way that could harm RoomPanda, its users, or listing sources.

RoomPanda may investigate misuse and may suspend or block access where it reasonably believes these terms have been violated.

Intellectual property

The RoomPanda service, including its branding, interface, compilation of data, and original content, is protected by applicable intellectual property laws. Third-party listing content remains subject to the rights of its respective owners or licensors.

Disclaimers

RoomPanda is provided on an "as is" and "as available" basis to the maximum extent permitted by law. RoomPanda disclaims warranties of availability, accuracy, merchantability, fitness for a particular purpose, non-infringement, and results obtained from using the service.

RoomPanda does not guarantee housing outcomes, response rates, successful move-ins, landlord conduct, safety, legality, or freedom from scams.

Limitation of liability

To the maximum extent permitted by law, RoomPanda and its operators will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, lost opportunities, housing losses, payment losses, or disputes arising from third-party listings or off-platform interactions.

If liability cannot be excluded, it will be limited to the minimum amount required by applicable law.
